Most often we are a seller’s first choice but occasionally we are the second brokerage to inherit a failed listing. After being disappointed by the traditional approach and a lack of activity we offer a plan more fitting of promoting the individual property. Schedule for 6 Month Listing Agreement

Pre-listing
Establish full list of property features with Owner and create theme for all marketing
Week 1
Professional photo shoot of property to capture over 50 images for marketing
Photography to include daytime and nighttime images
Schedule virtual tour
Insert into MLS
Run ads in all publications listed above
Send professional invitation to all local agents for broker caravan
Submit design layout for all print press advertizing
Pitch property at La Jolla, Del Mar, and Rancho Santa Fe broker caravan sessions
Hold property open on unique Broker Caravan by offering incentive TBD to all agents that attend
Generate a Feedback Form for all agents that attend Broker Caravan

Week 2
1st meeting with owner to discuss Broker Caravan Feedback Form
Produce double-sided glossy flyer (see listing presentation for example of quality and content)
Design bi-fold mailer (see listing presentation for example of quality and content)
Feature property on over 60 websites
Send Eblast to all agents in targeted markets (Arizona, Texas, Las Vegas, Overseas)


Week 3
2nd meeting with owner to discuss activity
Discuss client appreciation party timing
Launch exclusive website for property
Generate exclusive DVD of property tour for qualified and interested buyers
Send Eblast to target markets


Week 4
3rd meeting with owner to discuss agent incentive and activity
Send first batch of bi-fold mailers to targeted market
Discuss the staging of property
Create digital video of home and send to agents in target markets enabling us to get ranking on web quickly
Send Eblast to target markets
Create a new Agent Incentive rather than reducing price (e.g. bonus, paid vacation, vehicle, etc)


Week 5
4th meeting with owner to discuss activity
Begin planning client party and invite all previous showings to see the home at sunset for an end of summer event/holiday event
Send Eblast to target markets
Begin hosting weekly open houses
 
Month 2-3
Continue weekly meetings with owner to discuss activity and pricing
Reduce pricing if necessary
Host client party to announce pricing
Run ads in publications listed above
Hold property open on a weekly basis

Month 4-5
Continue weekly meetings with owner to discuss activity
Re-list property to create a sense of newness to out of area buyers and agents
Pitch property at La Jolla, Del Mar, and Rancho Santa Fe broker caravan sessions
Hold property open on unique Broker Caravan by offering incentive TBD to all agents that attend
Evaluate response from previous ads and consider refreshing venue
Generate a Feedback Form for all agents that attend Broker Caravan
Continue holding property open on weekly basis

Month 6
Continue and refresh all tasks to date for the final month
